Downriver still has less supply than the U.S. market

Here is the one number that changes what you should do right now. The National Association of Realtors put U.S. months of supply at 4.9, the highest in over ten years. Downriver is nowhere near that. The Real Estate Data Aggregator counted 613 homes for sale across the primary market in the three months ending July 31, 2026. That is a tighter lane than the country as a whole, and it matters whether you are buying or selling.

Think about what that picture means in daily life. A buyer who finds a home they like on a Tuesday often cannot wait until the weekend to decide. In most Downriver ZIP codes, a well-priced home is under contract before the open house ever happens. The Real Estate Data Aggregator counted 1,380 pending sales against those 613 active listings. Demand is still outpacing supply here, even as the national market tips the other way.

Every single ZIP code in this market carries less supply than the national figure. The tightest is ZIP 48195, where the Real Estate Data Aggregator measured just 0.8 months of supply. The widest is ZIP 48138, at 3.0 months, and even that is well below the 4.9 months the National Association of Realtors reported for the country.

Buyers are still moving, just a little more carefully

The primary market is not frozen. The Real Estate Data Aggregator counted 1,178 homes sold across the primary market in the three months ending July 31, 2026. That is down 3.8 percent from the same months of 2025, a small dip, not a retreat. At the same time, pending sales rose 8 percent year over year to 1,380. More buyers are under contract now than a year ago. They are taking a little more time to choose, but they are choosing.

New listings fell 5.2 percent year over year to 1,392. Fewer sellers came to market, and fewer homes sat available. That kept the supply lean even as some buyers slowed their pace.

What mortgage rates mean for buyers right now

Freddie Mac put the average 30-year fixed rate at 7.03 percent as of September 24, 2026. The 15-year averaged 6.42 percent on the same date. Realtor.com reported 6.95 percent for the week ending September 19, 2026. Rates are not low. That is part of why some buyers are taking longer. But low supply means a well-priced home still draws competition in most of these ZIP codes.

How fast homes are moving by ZIP code

Speed varies a lot across the market. The Real Estate Data Aggregator shows that in ZIP 48134, the median home sold in 11 days. In ZIP 48192, it was 14 days. In ZIP 48164, buyers took a median of 45 days, 25 days longer than the same period a year before. That is the one ZIP code where sellers should plan for a longer process. Nationally, Realtor.com reported 61 typical days on market for the week ending September 19, 2026. Most Downriver ZIP codes are still moving faster than that.

Are sellers still getting their price?

In most ZIP codes, yes. The Real Estate Data Aggregator shows sale-to-list ratios at or above 100 percent in ten of the thirteen ZIP codes. ZIP 48192 averaged 101.6 percent, meaning homes there sold for more than their asking price on average. ZIP 48193 averaged 101.7 percent. ZIP 48111 was the only one below 100 percent, at 99.2 percent. That is not a collapse. It means buyers there had a little more room to negotiate.

Prices across the market

Median sale prices in the three months ending July 31, 2026 ranged from $170,000 in ZIP 48146 to $402,500 in ZIP 48164. Most ZIP codes saw prices hold or rise from a year before. ZIP 48193 was the one exception, where the median fell 7.7 percent to $240,000. ZIP 48111 also dipped, down 3.6 percent to $345,000. The Federal Housing Finance Agency reported U.S. house prices rose 2.1 percent year over year between the second quarter of 2025 and the second quarter of 2026. Many Downriver ZIP codes matched or exceeded that pace.

The national picture is different from what you see here

The National Association of Realtors reported that U.S. existing-home sales fell 2.0 percent month over month in August 2026. The Federal Housing Finance Agency put U.S. price growth at just 0.3 percent quarter over quarter from the first to the second quarter of 2026. Nationally, the market is softening. Downriver is not immune to that pressure, but the supply numbers show a different starting point. Fewer homes available means sellers here still hold more of the leverage than their counterparts in many other parts of the country.
