Higher mortgage rates are meeting very different Downriver price points

I am Nancy with Premiere Realty Group. Here is the one thing worth knowing right now: a 7.03% rate on a $170,000 home and a 7.03% rate on a $402,500 home are not the same conversation. The monthly payment gap between those two prices is significant. Map your budget first, then pick your ZIP code. These numbers cover the three months ending July 31, 2026.

The rate that shapes every number below

Freddie Mac reported that average on September 24, 2026. Realtor.com put it at 6.95% for the week ending September 19, 2026. Either way, a buyer financing $300,000 is carrying a meaningfully higher payment than one financing $200,000. That difference shapes which ZIP codes are realistic for a given monthly budget.

What homes actually sold for across Downriver

The Real Estate Data Aggregator counted 1,178 homes sold across the primary Downriver market in the three months ending July 31, 2026. That is down 3.8% from the same months of 2025. Prices, though, moved in different directions depending on the ZIP code.

The spread from $170,000 to $402,500 is $232,500. At 7.03%, that gap translates to a very different monthly payment. A buyer who pictures a home in Flat Rock needs a different budget conversation than one looking in Lincoln Park. That is not a judgment on either place. It is just math.

How fast homes moved, and what sellers got

Speed and competition also varied. Picture this: in ZIP 48134, the Real Estate Data Aggregator counted a median of just 11 days on market. A buyer there may sit down at the kitchen table on a Saturday, write an offer that afternoon, and have an accepted contract before Monday morning. In ZIP 48164, the median was 45 days, which is 25 days longer than the same period in 2025. More time does not always mean more negotiating room, but it does mean a different pace.

Where sellers still got above list price

Even with a 7.03% rate, competition held up in several ZIPs. The Real Estate Data Aggregator found that in ZIP 48193, nearly 63 out of every 100 homes sold above list price. In ZIP 48195, that share was 56.9%. Those are not soft markets. They are ZIPs where pricing a home correctly still draws multiple offers.

ZIP 48164 tells a different story. The Real Estate Data Aggregator counted only 27% of homes there selling above list, down 5 points from 2025. Homes sat 45 days on average. Sales volume was up 48%, which shows buyers are still active, but they are taking more time. Sellers there need to price with that in mind.

The national picture, and why Downriver reads differently

The National Association of Realtors reported that the national months' supply of homes reached 4.9 months, the highest level in over ten years. Nationally, existing-home sales fell 2.0% month over month in August 2026. Downriver's picture is tighter. The Real Estate Data Aggregator counted only 1.5 months of supply in ZIP 48183 and just 1 month in ZIP 48134. Those are not the same conditions as the national average.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. Several Downriver ZIPs outpaced that. ZIP 48174 was up 20.5%. ZIP 48173 was up 9.6%. ZIP 48195 was up 8.5%. Not every ZIP moved that way. ZIP 48193 saw the median price dip 7.7%, and ZIP 48111 dipped 3.6%. One ZIP code is not the whole market.

What buyers and sellers should take from this

Freddie Mac's 15-year fixed rate averaged 6.42% as of September 24, 2026. For a buyer who can manage a shorter term, that is a lower rate on a lower price point. It is worth running both numbers before settling on a loan type.

The Real Estate Data Aggregator counted 613 homes for sale across the primary Downriver market in the three months ending July 31, 2026, down 8.6% from the same period in 2025. Fewer choices mean buyers need to be ready. Pending sales rose 8% across the market in that same period. Demand is present. Supply is the constraint.

For sellers, the data above shows that one ZIP code can behave very differently from the next. ZIP 48192 in Wyandotte, with its walkable downtown and city-owned utilities, ran at 14 days on market and 101.6% of list price. ZIP 48164 ran at 45 days and 99.5% of list. Pricing a home as though it sits in the faster ZIP when it does not will cost time and money.
