Huron Township moved more homes even as supply stayed tight

The one fact that changes what you should do right now: the Real Estate Data Aggregator counted 45 pending sales in ZIP 48164 in the three months ending July 31, 2026. That is up 87.5% from the same period a year before. Buyers are still moving, even with CNBC reporting the average 30-year fixed mortgage rate at 7.45% on September 24, 2026. If you are selling, that is steady demand. If you are buying, you need your financing ready before the first weekend is over.

More homes sold, and prices moved up

The Real Estate Data Aggregator counted 37 homes sold in ZIP 48164 in the three months ending July 31, 2026. That is up 48% from the same three months in 2025. The median sale price came in at $402,500, up 4.2% from a year before. Picture closing on a three-bedroom in Huron Township and knowing the home next door sold for more than it would have last summer. That is what a 4.2% gain looks like in daily life.

Supply is tight, and it got tighter

The Real Estate Data Aggregator found only 19 homes for sale in ZIP 48164 during the same period. That is down 5% from a year before. Months of supply came in at 1.6, down 0.9 months from the prior year. Six months of supply is considered balanced. At 1.6 months, there is far less to choose from than in a normal market. New listings did rise: the Real Estate Data Aggregator counted 40 new listings, up 8.1% from a year before. That is a small improvement, but it has not been enough to ease the shortage.

Homes are taking a little longer, but still selling close to list

The median days on market in ZIP 48164 was 45 days in the three months ending July 31, 2026, according to the Real Estate Data Aggregator. That is 25 days longer than the same period a year before. Homes are not flying off the shelf the way they did in 2025. That said, the average sale price came in at 99.5% of list price, up 1 point from a year before. Sellers are still getting very close to what they ask. And 27% of homes sold above list price, even as that share slipped 5 points from a year ago.

More than half go under contract in two weeks

The Real Estate Data Aggregator found that 53.3% of homes in ZIP 48164 went under contract within two weeks of listing in the three months ending July 31, 2026. That share is down 0.9 points from a year before, so it is not quite as fast as last summer. But more than half of homes still moved in 14 days or less. If you are a buyer, that is the pace you are working against. If you are a seller, it means a well-priced home does not sit.

Rates are high, but demand has not stopped

CNBC reported the average 30-year fixed mortgage rate at 7.45% on September 24, 2026. That is a real cost. On a $402,500 home with 20% down, that rate adds up to a meaningful monthly payment. And yet the Real Estate Data Aggregator shows pending sales up 87.5% and homes sold up 48% in the same period. Buyers are adjusting, not disappearing. The Federal Housing Finance Agency reported that U.S. house prices rose 2.1% year over year from second quarter 2025 to second quarter 2026. Huron Township's 4.2% gain outpaced that national figure.
