Huron Township sales rose while supply stayed tight

Real estate, Huron Township

The number that opens this story is 40.7 percent. That is how much sales volume rose in Huron Township, year over year, according to the Real Estate Data Aggregator. More buyers acted, yet supply barely moved. That combination tells sellers the market is working in their favor, and it tells buyers they need a clear plan before they start.

Prices here came in above the national new-home median

Homes are selling fast, and many go above asking price

Imagine putting your home on the market on a Monday. The Real Estate Data Aggregator shows the median days on market in ZIP 48164 was 21 days, 10 days shorter than the same period in 2025. More telling: 62.5 percent of homes went under contract within two weeks of listing. That means more than 6 in 10 sellers had a signed contract before the third weekend.

The Real Estate Data Aggregator also found that 44.7 percent of homes sold above list price, up 29.9 points from a year earlier. The average sale price came in at 100.6 percent of list price. In plain terms, sellers are getting every dollar they asked, and nearly half are getting more.

Mortgage rates are making the buyer's side harder

Buyers in this market are working against a rate environment that has tightened. Freddie Mac put the 30-year fixed rate at 7.32 percent as of October 22, 2026. The 15-year fixed rate averaged 6.68 percent that same week. Realtor.com noted that rates surged above 7 percent for the first time since January 2025. That matters for buyers setting a budget: the monthly cost of the same home is meaningfully higher than it was a year ago.

For buyers, 2.3 months of supply means there is not much to choose from. The Real Estate Data Aggregator counted 48 new listings in the three months ending August 31, 2026, up 20 percent from 2025. More homes came to market, but demand absorbed them quickly. Pending sales reached 40, up 33.3 percent from the same period a year earlier. Buyers who know their budget and move with a clear offer are the ones who are getting accepted.
